Description	Conservation Easements - GVLT collaborated with private landowners to complete 12 new conservation projects, conserving 3,962 acres of relatively natural wildlife habitat, working farms and ranches, river corridor, and scenic open space in Gallatin, Park, and Madison counties of southwest Montana. These achievements bring our total conserved land to over 36,000 acres in 85 conservation easements and are milestones in our goal of protecting the most important private lands in our service area. As an accredited land trust, we provided stewardship and monitoring to every conservation easement that we hold and maintained records of our stewardship work. We also continued with outreach to landowners in our priority focus areas, providing information about conservation options.	Description

IN LATE 2009 GVLT HELPED COMPLETE A NEW SECTION OF TRAIL CONNECTING THE GALLAGATOR LINEAR TRAIL TO COLLEGE STREET - AN IMPORTANT LINK WITH DOWNTOWN AND MONTANA STATE UNIVERSITY. IN JUNE 2010 DRINKING HORSE MOUNTAIN TRAIL RECEIVED NATIONAL RECREATION TRAIL STATUS. GVLT COMPLETED MAJOR IMPROVEMENTS TO THE TRIPLE TREE AND MORNINGSTAR TRAILS THANKS TO OVER 800 HOURS OF VOLUNTEER LABOR. Description	Education - GVLT provided educational programs for approximately 15 civic organizations and at many community events throughout the year. We also publish a monthly E-Newsletter reaching over 1,400 addresses. GVLT's Annual Report featured conservation accomplishments in the Gooch Hill area and reached more than 2,000 community members. The GVLT website is updated bi-monthly with current news relating to community trails, private land conservation and events open to the public. Part II, Line 5	Part II, Line 5 - Summarized Policy	The Gallatin Valley Land Trust is accredited by the national Land Trust Accreditation Commission. GVLT's Monitoring Policy mandates annual monitoring of all conservation easement properties, including personal site visits and interviews with the landowner. It also requires permanent documentation of the monitoring visit and regular communications with landowners. GVLT's Violations Policy emphasizes tools to help prevent violations and outlines the procedure should a violation occur, including the role of staff and Board of Directors, and describes possible enforcement actions.GVLT's template conservation easement reflects our Monitoring and Violations Policies in standard language about access for monitoring (Section 7), baseline documentation reports (Section 9), Prior Notice and Approval (Section 4), and Breach and Restoration (Section 5).
Part II, Line 3	Part II, Line 3 - Explanation of Each Easement Change	One easement was modified in Fiscal Year 2010. The 200-acre Van Zandt conservation easement in Madison County, Montana was originally donated in 1998. In March of 2010, the easement was restated and amended with the purposes of: reaffirming the perpetual conservation protections on the lands described in the original conservation easement, updating the original easement's older language to enhance enforceability of the conservation restrictions, clarifying certain terms in the original easement that were arguably ambiguous, documenting the Grantor's legitimate exercise of reserved rights, and adding 16 acres of contiguous lands into the conservation easement. By way of example, Paragraph 4 of the Recitals in the updated conservation easement states: "Grantor and Grantee now wish to restate the terms of the 1998 Conservation Easement and to amend certain terms therein to clarify the purposes of the 1998 Conservation Easement, to document the exercise of reserved rights thereunder, and to add additional lands to the 1998 Conservation Easement, which are described in Exhibit A as the 2009 Conservation Easement Tract. Grantee has determined that the amendments to the 1998 Conservation Easement that are set forth with this Restated Easement enhance Grantee's ability to protect in perpetuity the Conservation Values identified in the 1998 Conservation Easement and, therefore, to protect and to contribute to the public interest in preservation of the Conservation Values on the Property in perpetuity."Section 2, Paragraph D of the conservation easement also specifically states that the parties to the amended conservation easement reaffirm the conservation purposes of the 1998 conservation easement.
